Challenge: To transform an old unfinished building to a world class 25 storey executive serviced residence that would command top rents per sq metre in a very competitive serviced residence market.

Strategy: Selected Marriott International, the world's leading hotel management company to manage the serviced residences and by being one of the first internationally branded serviced residences in Bangkok, it quickly built up a loyal following among expatriates based on Mariott's strong American brand image, worldwide reservations and professional management system. Amenities that made the Mayfair Marriott a success included large open floorplans complete with large comfortable furnishings, an impressive complimentary breakfast buffet catering to both American and Asian tastes. A full gym and large outdoor pool on the rooftop, an African-themed bar and a business centre and meeting room facilities. Another top selling feature was the quiet central location on Langsuan which was nearby the embassies and high-end shopping areas.

The Success Story: Within a year of opening, the Mayfair Marriott was awarded the distinction of being 'The No.2 Best Serviced Residence in Asia Pacific' by the Business Traveller AP Magazine and enjoyed high occupancy and room rates amongst a highly competitive marketplace.
